02 - SCOPE OF WORK

What was actually done

No subcontracting — every stage below was carried out by our certified installers, start to finish.

  • Installation of a complete drainage-based stucco system over prepared exterior sheathing on all elevations
  • Integration of a mechanically fastened drainage layer to support proper moisture management within the wall assembly
  • Installation of EPS insulation board in accordance with manufacturer specifications and fastening requirements
  • Application of base coat with embedded reinforcing mesh, with additional reinforcement at corners, openings, and high-stress areas
  • Application of finish coat in the selected colour and texture to achieve the final exterior appearance of the custom home
  • Installation of a complete drainage-based stucco system over prepared exterior sheathing on all elevations
03 - CHALLENGES

What we ran into on site

New Envelope

The home was in the construction phase with exterior sheathing already installed and prepared for the exterior cladding system. We had to a lot of corrections on the exterior sheathing.

Access

A 3-foot gap between the house and the fence line limited scaffolding options on the east elevation, requiring a staged ladder-and-platform approach

Coordination

Work had to be carefully sequenced around framing completion, window installation timing, and coordination with other trades working on the building envelope to ensure proper integration of the stucco system.

Drainage system was installed over the exterior sheathing to establish a continous drainage plane behind the EIFS system.

EIFS System selection for the project

We specified a CCMC-approved DuRock PUCCS drainage EIFS system for this build — a factory-engineered assembly designed for how Ontario weather actually behaves. Moisture that penetrates the exterior finish drains vertically through channels built into the insulation boards and exits at the base of the wall, rather than accumulating behind the cladding. It integrates with standard framing and sheathing and meets all requirements for custom residential exterior envelopes. Installed in coordination with the general contractor as the primary cladding system from day one.
