One of the critical components of a properly installed EIFS system is the vapour barrier. During our assessment, we found that this EIFS assembly was missing this essential component entirely, with no vapour barrier installed behind the system.
Because the previous contractor did not complete the EIFS installation properly and failed to apply the required vapour barrier, moisture was able to penetrate behind the stucco, causing sections of the wall assembly to deteriorate and separate.
Initially a plan for the repair ended up being a full replacement. After coming to realize the stucco was done improperly with the wrong materials with many defects, the homeowner decided to replace the entire system with the proper EIFS, and also increase the curb appeal by adding stone veneer.
